499 hotels and one gap: the market for private properties in Montenegro
Montenegro has 499 categorised hotels. Only 10.8 percent of them are five-star properties, and that share is growing noticeably. A lot gets written about this number. Considerably less about the group alongside it.
The group nobody talks about
These are private, independent, upscale properties. We estimate 30 to 60 houses plus pipeline, mostly around Kotor, Budva, Bar and Tivat. Usually family-run, often in the second generation, almost always with a story that exists nowhere else.
Their trump card and their building site
The trump card is authenticity. No international group can copy a host family that has grown into its role. The building site lies elsewhere: pricing structure, distribution, processes and team leadership. Exactly where the big brands employ whole departments and a private house usually has the owner, who is already doing twelve other things.
What helps
